££795,000 Guide

Wonderfully private, yet only moments from town

Tucked away in a prime, private residential road just off Mortimer Hill, this stunning property offers the best of both worlds: a wonderfully private location, yet just a short stroll away from local schools and the town centre.

Beautifully presented and arranged over three floors, the accommodation is both generous and versatile. On the ground floor, the open-plan kitchen/breakfast room can be found to the front of the property and is well appointed and contemporary in style, also benefitting from a number of built in appliances. A wide hallway then leads through to a spacious L-shaped sitting/dining room, with bi fold doors opening out on to the rear garden. A modern and spacious cloakroom completes the ground floor.

Upstairs, on the first floor, three of the four bedrooms can be found, two of which feature fitted wardrobes, along with a modern family bathroom. One of the double bedrooms on this floor even benefits from its own en suite shower room.

Up again to the top of the house, is the spectacular principal bedroom. A generous room and featuring a large built-in wardrobe and plenty of eaves storage, it also has its own en suite shower room. Completing the top floor is a large walk-in storage room.

Outside the rear garden is perfect for al fresco dining, with a large patio area proving an ideal spot to make the most of the south easterly aspect. A large shed for additional storage can also be found and from the rear garden there is direct access down the side of the house to the front of the property to both a carport and off street parking for two cars.

It is also worth noting that the property has over 4 years remaining on the NHBC warranty having been built in October 2016

Tring is a pretty market town on the edge of the Chiltern Hills, mentioned in 1086 in the Domesday book. The town offers a wide range of recreational facilities, including a branch of the Natural History Museum, the Grand Union Canal, Pendley Court Theatre, and various sporting activities.

Local shopping facilities are varied and include a selection of independent boutiques, plus larger chains such as Tesco and M&S Simply Food. There are also a number of restaurants and cafes, including Costa and Black Goo.

The slightly larger market town of Berkhamsted is only around 5 miles away, and offers a further range of shops and facilities, including Waitrose and Starbucks.

Buckinghamshire’s County Town, Aylesbury, is around 8 miles and boasts a multiplex cinema, shopping centres, and a recently completed £42 million theatre.

The area boasts some excellent educational facilities, including Tring School. For those wishing to use the independent sector, Tring Park School for the Performing Arts, Berkhamsted School, and Chesham Preparatory School all have superb reputations.

London is easily accessible. Both commuters to town, and those seeking some retail therapy at Westfield, are well catered for with Tring station providing regular and direct train services to London Euston and Shepherds Bush in a little over 40 minutes. Road links nearby include the A41, which provides dual carriageway access direct to the M25 (J20).
