Hamberlins Lane, Northchurch

££725,000 Guide

Prestigious and peaceful.

Under Offer

This prestigious three/four bedroom, two bathroom property is one of only four in an idyllic, tranquil courtyard setting off Hamberlins Lane, on the edge of Northchurch but just a short drive from both Berkhamsted and Tring.

Quite unique, this wonderful home was originally created from the conversion of a stable block, part of the former Rothschild Estate, and faces onto a pretty, central courtyard, providing a sense of safety and community.

Strikingly light and airy, thanks to the abundance of windows throughout, which also afford fabulous views of the countryside, the property benefits from spacious room sizes and more than ample storage.

Downstairs there is an entrance hall with oak woodblock flooring, a walk-in under stairs cupboard, a large sitting room with dual aspect French doors overlooking the courtyard garden to the front and fields to the rear, a modern kitchen/dining room with underfloor heating, a separate utility room, cloakroom and a study which could equally be used as a fourth bedroom.

Upstairs, the spacious galleried landing has a vaulted ceiling and excellent fitted storage. To one end of the house is the main bedroom, with an array of fitted wardrobes and an en suite bathroom. To the other end, there are two further double bedrooms, both with fitted wardrobes sharing a `Jack and Jill` bathroom.

Externally there is a private patio area surrounding the property, accessed from the French doors and front and back doors
to sit and enjoy the views across fields beyond. Plus there is a secluded `secret garden` a short walk away, adjacent to the garage. Private and sheltered, with a lawned area, flower border, trees and a patio, it is an ideal haven to sit and enjoy the countryside.

Last but not least, this charming home benefits from a double garage with electronically operated door in a separate block which also neatly hides away the wheelie bins. There is ample parking too but, for the times when you don`t wish to drive, a bus stop is very conveniently situated at the bottom of the lane, for buses to take you to Tring or Berkhamsted and beyond.

Offered with no upper chain, this lovely property really needs to be viewed to fully appreciate its ambience and the joy of the unique setting.
