3 Bedroom Detached House Under Offer

ENTRANCE HALL * SITTING ROOM * DINING ROOM * KITCHEN * UTILITY ROOM * CLOAKROOM * THREE BEDROOMS * BATHROOM * GARAGE & DRIVEWAY * SUBSTANTIAL SOUTHERLY-FACING REAR GARDEN * IN ALL, A PLOT OF APPROXIMATELY 0.2 ACRE

Located in one of Tring's best kept secrets, Park Street, this rarely available, former Rothschild gate lodge boasts enormous charm and enjoys a sizeable and mature rear garden, complete with a southerly aspect.

Grade II listed, probably designed by William Huckvale, this much-admired residence is nothing short of enchanting. With its scallop red tilehung upper parts, two jettied half-timbered projections diagonally at the corners, and its elegant chimneys, beautiful architectural detail is to be found around every corner.

Internally, this wonderful home is every bit as captivating as externally. A sophisticated palette of Farrow & Ball colours complements the stylish living spaces, with interiors bathed in natural light and numerous, gorgeous features of the period found in every room; fireplaces, leaded-light windows, panelled doors and tiled floors are sure to delight.

Downstairs, there are two sizeable reception rooms, plus a kitchen, utility room and shower room.  Upstairs, there are three generous bedrooms, together with a luxurious family bathroom.

Outside, the large rear garden is laid to lawn and offers a high degree of privacy.  A former wash house has been cleverly converted into a study while, to the side of the house, there is a detached garage and driveway.

Nestled away on the edge of Tring Park, yet only a quarter of a mile walk from the towns eclectic range of shops, restaurants and bars, this iconic property certainly offers the very best of both worlds.

LOCATION
Tring is a pretty market town on the edge of the Chiltern Hills, mentioned in 1086 in the Domesday book.  The town offers a wide range of recreational facilities, including a branch of the Natural History Museum, the Grand Union Canal, Pendley Court Theatre, and various sporting activities.

Local shopping facilities are varied and include a selection of independent boutiques, plus larger chains such as Tesco and M&S Food Hall.  There are also a number of restaurants and cafes, including Costa and Prezzo.

The slightly larger market town of Berkhamsted is only around 5 miles away, and offers a further range of shops and facilities, including Waitrose, Laura Ashley and Fat Face.

Buckinghamshire`s County Town, Aylesbury, is around 8 miles and boasts a multiplex cinema, shopping centres, and a recently completed £42 million theatre.

The area boasts some excellent educational facilities, including Tring School.  For those wishing to use the independent sector, Tring Park School for the Performing Arts, Berkhamsted School, and Chesham Preparatory School all have superb reputations.

London is easily accessible.  Both commuters to town, and those seeking some retail therapy at Westfield, are well catered for with Tring station providing regular and direct train services to London Euston and Shepherds Bush in a little over 40 minutes. Road links nearby include the A41, which provides dual carriageway access direct to the M25 (J20).
