Bank Mill Lane, Berkhamsted, Hertfordshire, HP4

££950,000 Offers in excess

Stunning canalside home.

This stunning canalside home, set on a beautiful plot of almost a quarter of an acre, boasts an idyllic location and also offers excellent development potential and further scope to extend (subject to obtaining the necessary planning consents).

This wonderful and unique home, with most rooms appreciating lovely views of the canal, offers versatile living accommodation of a high standard. Attractive oak doors throughout, windows adorned with shutters, and modern fixtures and fittings are all to be found.

There are several reception areas, including a good size sitting room which features a wood burning stove. Just off the sitting room there is a large study/fourth bedroom which benefits from its own access out to the garden, and an attractive family room is located to the centre of the property.

However, perhaps the biggest 'wow factor' is reserved for the stunning, newly extended open-plan contemporary kitchen/dining room, located to the rear of the property. With its impressive vaulted ceiling and attractive bifold doors running the full width of the room, it certainly makes the most of the views of the garden and canal beyond.

The kitchen itself includes high-quality units and a central island. Other benefits include integrated Neff appliances, and underfloor heating.

The sleeping accommodation is located to the eastern end of the property, away from the principal living space. There are three double bedrooms, two of which have their own en suite shower rooms, plus there is a family bathroom.

Outside, there are a variety of areas to sit and watch the boats pass by or feed the wildlife, including a covered terrace with stylish atrium roof. The main garden is laid to lawn and backs directly on to the canal, and features a large patio too. Additionally, to the side, a pretty landscaped second garden offers extra space in which to relax, and includes a summer house and patio seating area.

To the front there is a large lawned area with ample driveway parking, plus a garage and carport.

Berkhamsted itself is a busy market town, located to the West of Hertfordshire and just 30 minutes from London by train. Perhaps the town`s most prominent role in National affairs came in 1066 when William the Conqueror was handed the English Crown. Berkhamsted Castle was built following the granting of the crown, and famous names associated with it include Geoffrey Chaucer who was Clerk of Works, and Thomas Becket who was Constable of the Castle in the 12th Century. Substantial ruins of the Castle still remain today.

Today, the town is highly desirable for commuters, with excellent transport links by road and rail. The mainline train station provides a regular and direct link to London Euston in a little over 30 minutes. Major road connections nearby include the M25 (J20) and the M1 (J8 and J9). The A41 dual carriageway runs to the South of the town, providing an excellent connection to Hemel Hempstead, Watford, Tring and Aylesbury.

There is a good range of leisure facilities in the area. There is walking and riding just minutes away in the surrounding countryside and on the National Trust`s 5,000 acre Ashridge Estate, while nearby golf courses include Ashridge, Berkhamsted and The Grove. The area offers excellent schooling, including Berkhamsted School, founded in 1541, and Tring Park School for the Performing Arts.

Berkhamsted offers a wide range of shopping, from independent boutiques to national names such as Waitrose and M&S Simply Food. The larger towns of Hemel Hempstead and Watford offer wider facilities, including Debenhams and John Lewis department stores respectively. Milton Keynes and London are both easily accessible too.
