Today sees the introduction of important new electrical safety legislation for rented homes, yet many landlords are still not aware of the regulations.The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 mean that all new tenancies commencing from today must have a valid EICR (Electrical Installation Condition Report) in place, while existing tenancies have until 1 April 2021 to comply.
Electrical installations for all rented homes must be inspected and tested by a qualified and competent person at least every 5 years, and there are hefty fines of up to £30,000 for failure to comply. A copy of the report should be supplied to each existing tenant at the property within 28 days of the inspection and a copy must be supplied to any new tenants before they move in.
The regs also state that, if the EICR shows that remedial works are required, landlords have 28 days to have the works completed.
