Top tips for selling in the Autumn

Preparing your property for sale in the autumn means shifting the emphasis away from the outdoors and into the home to concentrate on a warm and welcoming atmosphere.

Tones and smells are key pointers here to pick up on the colours and aromas of seasonal changes and produce.

Remember as well that with the nights drawing in, more viewings take place when it's either dark, or at least dusk, so it's important to make the longer evenings work to your advantage.

Berkhamsted and Tring have plenty of local independent businesses that can help you present your home to its autumnal best, and so without further ado here are five seasonal tips to have you heading for the fall in style.

Lighten the mood
Wander through the entire house and make sure that every lightbulb works, paying particular attention to lamps as they deliver a cosy glow (and don't forget the lights in the extractor hood and bathroom cabinets). Pop in to Metcalfes Homewares in Tring, or VAH in Berkhamsted, for any replacements required – they are bound to have what you need! Finally, ensure that any exterior lighting is fully functional, not just for a warm welcome up front, but also for people to see the rear garden. Talking of which...

Rustle up some help
Get out the rake or get in a gardener to clear your lawns, terraces and balconies of leaves every week.

Have something to hide
Put into store any summer playthings or equipment no longer in use including toys, picnic blankets, cool boxes, etc. But take care! If you’re running out of room, don’t accidentally clutter-up the house! Consider a self-storage facility, or maybe buy a garden shed for those bits and bobs.

Find a new flame
Candlelight adds an extra special glow to a room, even with regular lights on. Invest in a few scented candles to match the season  - think cinnamon, spruce, cedar, etc. For inspiration and loads of choice visit Berkhamsted’s Number Twenty shop in Lower Kings Road, or The Market House in Tring High Street.

Live in a comfort zone
A few woolly cushions or throws in seasonal colours - amber, deep green, warm grey - can transform the look of a sofa, chair or bed in an instant and add warmth and texture for veil little cost. They look great in photos as well.
