THE PROPERTY
Tucked away at the end of a private drive, in an idyllic village location, this individual detached house boasts a lovely, tranquil setting, yet is only a stone`s throw from the local school, park, pubs and village shop.

On entering this stunning home, the high-quality finish that greets you is immediately apparent, and that theme extends throughout the entire house. Beautiful oak doors, skirtings and architraves can be found throughout, and the light, bright, and beautifully presented interior is decorated in restful, muted tones.

The property is bathed in natural light, thanks to large picture windows that also afford glorious views over the gardens. On the ground floor, the generous accommodation includes a wide, welcoming entrance hall, stylish cloakroom, a dual aspect sitting room with fireplace, and an attractive dining room with a sunny, southerly aspect.

The luxurious, contemporary kitchen is fitted with high-quality units, complemented by contrasting silstone worktops, and also includes integrated appliances. Just off the kitchen, a good size utility room, complete with attractive oak worktops, provides access out into the garden.

Upstairs, there are a total of three bedrooms; the master bedroom is a large, double room, benefitting from fitted wardrobes and boasting garden views, while the remaining bedrooms are both also generously proportioned. Last but not least, a contemporary and spacious bathroom offers a taste of ‘spa-style pampering` from the comfort of your own home.

Outside, enjoying a southerly aspect, the stunning ‘wrap-around` garden has been professionally landscaped to take full advantage of the sunshine throughout the day. And enjoying a chilled glass of wine on the patio is made even more appealing, with scent of the lavender in the air as it brushes against the neatly manicured box hedge in the breeze.

To the front, the property enjoys plenty of parking, with a block paved driveway providing ample space for three cars. A detached double garage provides further parking still, and also features an adjacent workshop too; and with an electrically operated door, it provides the perfect escape to tinker on a treasured classic or two.

LOCATION
This historic, pretty village is situated in the county of Buckinghamshire, approximately 6 miles north-west of Tring.

Much of the core village architecture is ‘Tudor Revival` in style, erected by the Rothschild family in the 19th century as homes for employees of their Mentmore Estate. Many of these properties still display the cypher `H de R`, in recognition of Hannah de Rothschild, along with the year of construction. They remained part of the Mentmore Estate until well into the 20th century, but today are all privately owned.

Communication links nearby include the A41, A5, and M1. There are mainline train stations in Tring and Leighton Buzzard (London Euston in approx. 35 and 40 mins respectively), and Aylesbury (London Marylebone in around 55 mins).

The village plays host to many community activities and, for walkers and ramblers, some of the finest countryside is to found on the doorstep. Nearby towns offer a comprehensive range of shopping and recreational facilities, from the boutiques, restaurants and coffee shops in the market towns of Tring and Leighton Buzzard, to the department stores, leisure centres, theatres and multi-screen cinemas of Aylesbury and Milton Keynes.

Schooling is excellent, with Wingrave C-of-E Combined School, Cottesloe School in nearby Wing, and Grammar Schools in Aylesbury.
