THE PROPERTY
Behind an unassuming entrance lies a tardis of a house with flexible living accommodation and an abundance of storage space. It is rare to find a home offering peace and quiet with such privacy so close to town.

The generous, well presented accommodation is perfect for modern family life. Four reception rooms are to be found on the ground floor, access to the integral garage/utility room plus a large double bedroom which benefits from an en suite shower room. The ‘Hub` of this house is the bright and spacious kitchen/dining room, complete with integrated appliances and eye-catching granite work surfaces.

Upstairs, a large skylight floods the landing with light and leads to three further bedrooms; the master which boasts en suite facilities, French windows and Juliette balcony plus wall to wall built in wardrobes. The remaining bedrooms are served by the four piece family bathroom.

Externally, the large rear garden is enclosed and private with mature trees, bushes, climbing plants, herbaceous plants and borders with a full-width patio which is perfect for al fresco dining. To the front, there is excellent parking provision, thanks to the garage and driveway. This really is a property which needs to be seen to be fully appreciated.

THE LOCATION
Tring is a pretty market town on the edge of the Chiltern Hills, mentioned in 1086 in the Doomsday book. The town offers a wide range of recreational facilities, including a branch of the Natural History Museum, the Grand Union Canal, Pendley Court Theatre, and various sporting activities.

Local shopping facilities are varied and include a selection of independent boutiques, plus larger chains such as Tesco and M&S Simply Food. There are also a number of restaurants and cafes, including Costa and Prezzo.

The slightly larger market town of Berkhamsted is only around 5 miles away, and offers a further range of shops and facilities, including Waitrose, Laura Ashley, Fat Face and Carluccio`s.

Buckinghamshire`s County Town, Aylesbury, is around 8 miles and boasts a multiplex cinema, shopping centres, and a recently completed £42 million theatre.

The area boasts some excellent educational facilities, including Tring School. For those wishing to use the independent sector, Tring Park School for the Performing Arts, Berkhamsted School, and Chesham Preparatory School all have superb reputations.

London is easily accessible. Both commuters to town, and those seeking some retail therapy at Westfield, are well catered for with Tring station providing regular and direct train services to London Euston and Shepherds Bush in a little over 40 minutes. Road links nearby include the A41, which provides dual carriageway access direct to the M25 (J20).
